Oahu’s February housing market showed stability with modest price gains
Single-family home (SFH) median prices rose 1.7% and condos 1.2% year-over-year. Single family home sales increased 6% (177 sales), while condo sales remained steady (291, -0.7%). Single family homes sold faster (17 days) than last year, while condos took longer (56 days).
Key February 2026 Statistics:
Median Sales Price: Single-family homes reached new highs (reflecting a higher-price mix), while condos also saw modest gains.
Inventory & Activity: Active SFH inventory fell 7.6% (673), while condo inventory rose 5.4% (2,276).
Days on Market: Single-family homes sold faster (17 days) vs 23 last February; condos took longer (56 days) vs 48 last February.
“February’s median price reflects the mix of homes that sold during the month rather than a sudden shift in market conditions,” said Aaron Tangonan, president of the Honolulu Board of REALTORS®.
“February typically represents one of the smaller sales samples of the year, and a greater share of sales in higher price ranges influenced the monthly median. Looking beyond a single data point is where working with a REALTOR® can help buyers and sellers better understand broader market trends.”
